Houston Special: In-House Antique Sale

The well know antique dealer from New Orleans, Mignon Favrot Topping, has lately found a new way to market her wares.  Topping is now staging houses that are for sale, filling them with her gorgeous pieces – all of which are for sale, of course!

Houstonians are extremely lucky because this weekend Mignon has worked her magic on a house for sale in the Upper Kirby District.  The agent, Sharon Ballas, emailed to tell me about this house that received the special Mignon treatment.    I’ve seen the house before.  Of course.  On a stalking drive-by, I slammed on my brakes – lured in by the French facade with the blue shutters and white stucco and adorable front door.  I walked all around the empty house, oohing and ahhing and imagining  where I would place my furniture if I bought this house.   Luckily for you – you won’t see an empty house if you stalk it this weekend – Mignon has furnished every corner of the house downstairs and it looks absolutely amazing.

When you enter the front door, a very large dining room is to the immediate left.   I thought this room would be great as a combination library/dining room or there is extra room for a seating area too.   I love the chandelier and the dining table and chairs that Mignon brought in.  And what a gorgeous rug!

This gilt arm chair really appeals to me, as does the gueridon.   But, but, but – that painted chest makes my heart beat just a little faster – how gorgeous is that?!!?   WOW!   I am in love.

Yum.   The art work looks really interesting.    So do the candlesticks!

To the immediate right of the front door is a small living room that overlooks the swimming pool.   Mignon placed two French settees in this room along with a fabulous screen that I need to get a better look at!   And look how darling that foot stool is!   A piece like that is perfect for a bit of high contrast pop in a room.

Past the dining and sitting rooms is a large beamed family room and adjoining kitchen.  A separate breakfast area is seen through the dual openings.     Out the French doors is a wonderful covered outdoor living area, complete with a fireplace AND an air conditioner/heater!!!    This family room is incredible – open and inviting.  Mignon furnished it with a dining table, but homeowners would probably place their sofa there.    The kitchen blends into the area and is barely noticeable at the very end of the room.

There is a single farm sink – my favorite kind - and white subway tiles along with white marble paired with deep gray cabinets, ala Sally Wheat, Cote de Texas readers’ favorite kitchen.   The canvas in the middle is calling me.  Joni.   Joni.   Joni.   Buy me.  Buy me.  Buy me.   I am not sure I should go to this sale actually.

From the family room through the openings is the breakfast area – or it could be a sitting area.  The mini trumeau would be fabulous in a powder room and the painted bergeres would be a perfect pair for a living room or bedroom.

The breakfast area filled with antiques from Mignon.    I love the dog paintings – I see a Cavalier King Charles Spaniel that looks too cute.

The covered outdoor living space was decorated by Mignon as if it was an inside space – well it IS air conditioned!  The sofa is wonderful, as is the putti painting over the large stone mantel.

So nice – too bad you can’t decorate outdoor spaces like this!

Besides the fireplace, there is an outdoor kitchen with grill.  The painted table is wonderful – as is is the trumeau over the desk.   I love the way they treated the ceiling with beadboard and beams.   This truly is an outdoor room.

I don’t know the artist – but aren’t these wonderful?   My favorite is the one in the middle with the white hat and white dress.

The house was built by Suncor Builders LLC and designed by the outstanding Robert Dame who also is responsible for the famous Octagon House.  The house measures at 5,822 sq. ft with 4 bedrooms and 5 1/2 baths, along with a wine room and a huge upstairs game room.

  7. Oh the advantages of living in the city! To be able to tour this beautiful home AND see the wonderful antiques at the same time just sound like heaven! I reall enjoiyed my virtual tour, but how I wish I could be there to see all of it in person. Nah, maybe not. Then I wouldn't have the advantage of your commentary about it.   9. Stunning house, and also some great pieces with which to fill it. I really like all the furniture and rugs, but am less enamoured of the pictures, but all-in-all a very enterprising way to sell both the house and the furniture, if you have a good removals company.

  13. Jonie - a very lovely house! Très chic and elegant. I especially love the use of greys in this house - never looks boring with the right interiors. I would love just to stroll through the rooms and look at all the delicious objects.
    The concept of selling these goodies in an environment such as this one could not be better - a real inspiration for the potential buyer I would say.

    The paintings of the ladies in the hats is by a Louisiana artist named Bill Hemmerling who started painting after his retirement. The name of his muse is Sweet Olive, and she often portrayed carrying a branch from that tree. A few of my clients have his giclees and they are gorgeous in person. His originals have sold for upwards of $20,000. Sadly, Mr. Hemmerling died on June 16th of this year.

    I just have to comment on that one room with the gray walls---way to gray in my opinion--it works with the yellow but it should have been lighter!

    Easy to critique something over making it up from nothing i know but there is my 2 cents :)

  22. * Before I "forget" (it's an "age thing", me thinketh!"), I ADOOORE that CHEST in the last pic!!! LOTS of yummy pieces here!!!

    I believe the CONCEPT is good~ it's creative, unique & would SEEM to work! HOWEVER, IMHO, filling this home, even with the most FAB of things, actally DETRACTS from the true beauty & distinctiveness of a terriffic home. (Just "thinking out loud"...)~~~

    Since I have no knowledge of the Houston RE market & from what is so delightfully shown here, I can only assume this is T*H*E "location, location, location"~~~ buuut, aren't these lots QUITE SMALL? (And it appears the homes are verrrry close together... is that the norm there? I'm really NOT criticizing, am honestly just "curious". I thought they did everything "BIG" in Texas, Sweetest Joni!)~~~

  28. I also question the idea of filling the house with SO MANY things that they begin to detract from the house itself, in terms on trying to sell it. To me, the photos look like a "terrific place we found to sell our antiques" rather than a "beautiful home for sale". But I guess that the (possibly very smart!) idea is to draw people to the home for the antiques sale, who then might come back later to view the home, or might "spread the word" to others who are in the market for a new home.
    Anyway, the items look beautiful and I bet that the event will be great fun!

    This is a novel approach to selling properties these days! I think it's great if the pieces help the prospective buyers grasp the size of certain areas, especially in rooms of that size. Also love how beautiful the antiques look with the grey. Especially that yellow settee! Art propped here & there is really nice but lined up on the floor seems a bit much...gosh I'm really going off here...but you know, shop owners would be wise to read the comments left by your fabulous, beautiful, smart & sexy readers. We know it all because we read and listen to what Joni has to say! So there, that's all...

  37. I also felt that it looked more like a furniture sale and less like a house for sale. I wish Mignon could have staged it with her beautiful pieces in a way that would look livable and realistic. In that case, I think both would win. I've seen beautifully furnished homes sell completely furnished when it's done well.

  38. Can't see the beauty of the home for all the clutter of the flea market look. Don't care for it, stick to a show room. This isn't realistic, and would not be how a person would live in a home. To me it defeats the pupose, and integrity of the home.
